1How long will the process take?

After you fill out out the form on our home page, we will contact you within 48 hours to discuss your home and possibly provide you with a NO OBLIGATION written offer. Our goal is to offer you a fair solution to your problem in the shortest time possible. We understand the urgency of financial constraints. We know how difficult it can be to sell your home to avoid a mortgage default or bankruptcy. Although most real estate professionals may not be willing to solve your problems fast because of their own selfish motives, we don’t compromise our timelines. We get things done in the shortest amount of time possible to help you move to the next stage in life. It might take a few days or weeks. How fast the process takes, depends on you!

2What do you mean by “cash”?

We do NOT need a mortgage to close on your home. Because of this, we can close quickly.

3How do you determine the price to offer me for my home?

Our process is very straightforward. We look at the location of the property, what repairs are needed, the current condition of the property and values of comparable houses sold in the area recently. We take many pieces of information into consideration… and come up with a fair price that works for us both.

4What if my house is currently listed with a real estate agent?

You can still sell us your house, however; your agent will need to be compensated unless other agreements are made.

5How much of a commission do you take?

We do not take a commission.

6Do you charge any fees?

There are no fees or hidden costs. The offer you agree to is what we pay you and nothing less.

7Do I need to clean out or repair my home before we sell it to you?

No – we will purchase your house, “as is”.

8What types of homes do you buy?

We buy all types of houses. We work with homeowners looking to sell their property in distress for fast cash. Our goal isn’t to take advantage of you but to turn your difficult situation into a mutually beneficial situation for both of us. Regardless of your reason for wanting to sell you home, you should understand that you are not the first person to be in such a situation.

9What if my home is in foreclosure?

Not only will we make you an offer, but we will help you avoid foreclosure! Our real estate professionals have experience dealing with such scenarios. They have built long-term relationships with the leading financial institutions; therefore, we are in a better position to help you avoid foreclosure.

10I need to sell a home I inherited; will you buy my house?

We can buy your inherited house. We will make you an offer. If you like it, we can close and you will receive your money from escrow in as soon as 7 days!

11Do you only purchase single family homes?

We buy any type of property in any condition! This includes single family homes, multi-family homes, apartments and commercial properties!

12Am I obligated to accept your offer?

You are not obligated to accept our offer.

13What if I have a tenant? What if I’m in the process of evicting a tenant? What if I have a problem tenant?

We can close escrow with the tenant occupying the property. You don't even need to tell the tenant you're selling. We handle all communications.

14How are you different from a real estate agent?

Real estate agents list properties and hope that someone will buy them. The agent shows the properties to prospective buyers if there are any and then takes a percentage of the sale price if they find a buyer. Oftentimes, the agent’s commission is 3-6% of the sale price of your house (so if it’s a $100,000 house, you’ll pay between $3,000 – $6,000 in commissions to an agent). Agents provide a great service for those that can wait months to sell and who don’t mind giving up some of that sale price to pay for the commissions. But that’s where we’re different: we are not agents, we’re home buyers! Our company actually buys houses. Since we’re actually the one buying the house from you and we will close quickly… we may even make a decision to buy your house within a couple days (sometimes the same day). Again, we make our living by taking the risk to buy the house with our own cash, repair the house and market it ourselves to find a buyer (which is the hard part in this market).

15Do you share my personal information or sell it to outside vendors?
